Iznik Region
Iznik is a town and an administrative district in the Province of Bursa, Turkey It was historically known as Nicaea (Greek: Νίκαια, Níkaia), from which its modern name also derives. The town lies in a fertile basin at the eastern end of Lake Iznik, bounded by ranges of hills to the north and south. The town is only 90 kilometers (56 miles) southeast of Istanbul and 65 km (40 miles) by road from Bursa.
For investors, Lake Iznik is the only area that has yet to be developed between the two cities – it is the next area to open up for zoning and this brings with it several exciting possibilities.
We expect that zoning will pass within the next five years, and once it has, land prices per m2 will increase dramatically. Currently it is possible to purchase at $17 per m2 – once zoning has passed this will rise to a minimum of $80 per m2. Lake Iznik
Lake Iznik (Turkish: İznik Gölü) is around 32 km in length and 10 km in width with a maximum depth of about 80 m. The lake was declared by BirdLife International as an Important Bird Area in 1989 for its waterfowl species.
After the opening of Osmangazi Bridge, Lake Iznik is now actually closer to Sabiha Gokcen Airport in Istanbul than to the centre of Bursa – it takes around 30-45 minutes to reach the airport whereas Bursa Centre can be accessed in 45 minutes. This gives those who live in this area a lovely option of spending the day in Istanbul or Bursa – shopping at the Grand Bazaar or relaxing and breathing the clean air of Bursa.

History:
Historically, the city was surrounded on all sides by 5 km (3 mi) of walls about 10 m (33 ft) high. These were in turn surrounded by a double ditch on the land portions, and also included over 100 towers in various locations. Large gates on the three landbound sides of the walls provided the only entrance to the city.
Today the walls are pierced in many places for roads, but much of the early work survives and as a result it is a tourist destination. The town has a population of about 22,000. It has been a district center of Bursa Province since 1930.
The town was an important producer of highly decorated fritware vessels and tiles in the 16th and 17th centuries.
Iznik is an important production centre in the history of ceramic arts. The archeological excavations around Iznik, revealed the importance of ceramics in prehistoric cultures. Black and red prehistoric ceramic fragments from Ugucek Tumulus, Karacakaya, Abdulvahap Hill and Muskule villages are evidence of ceramic production in Iznik as far back as BC.7000. 7300 year old examples from excavations in Ilıpınar Tumulus and Hacılar Hill can be viewed in the Iznik Museum of Art.
